Estate agents generally live in a highly stressful environment, they seem like the gatekeepers to all the deals in the area, they do indeed hear a lot about what’s going on because they have made that their specialty.
They get a lot of ‘stick’ with the public and dealers because they are seen as making loads of money for very little work – that’s true when they actually complete a sale. But the day-to-day life of an estate agent is one of disappointment, pressure from all sides, competition from all the other agents and a need to earn their commission.
They are constantly dealing with people who see them as a necessary evil, how would you like to work in that atmosphere?
They love dealing with people who are happy, fun, give them a good time, value their judgement, work to take pressures off them, are decisive, responsive and straightforward. In short they are human beings that respond to all the things we all like.
The other thing you should not do is lie to them or try to put on some performance to convince them you are the best cash buyer in the area, some honesty (without making yourself look incompetent) linked with asking for their advice in a situation where you want to buy something that you don’t have the money for yet, might bring out some unexpected helpful information – remember they just want to sell property as fast as they can as often as they can. If you are making genuine attempts they will happily help you achieve your objectives.
